Most owners don’t have a revenue problem. They have a service problem. On paper, the numbers usually look acceptable. What wears owners down is everything around them — a cleaner canceling on a Saturday turnover, guest complaints going unanswered, a town license quietly expiring, and a remote management company three time zones away that replies on Tuesday.

We keep our portfolio deliberately boutique so that never happens. Founder Peter Bistar and our local team handle every property in-house — the same people who inspect your home after a check-out are twenty minutes away, not in another state. Most of our guests end up texting Peter directly during their stay, ensuring your property gets five-star care every single day.

Your rates aren’t set once and forgotten — they’re reviewed continuously against what’s actually booking around you: Epic Pass dates, event weeks, snowfall, and competing inventory. No rate card written in September and left untouched until spring.

Guest Screening and Communication

We speak to guests before they arrive, and we are the ones who answer at nine in the evening. Inquiries are read by people who have been doing this in the valley for years and know which ones to decline.

Inspections, Cleaning and Turnovers

Every stay is bookended by an inspection — before arrival, to make sure guests walk into a spotless property, and at departure, to flag any damage or missing items and file a claim if needed. Our own cleaning team knows each property inside and out, so the details that matter don’t get missed.

Maintenance and Capital Project Management

Our in-house maintenance team keeps your property in working condition, whether you’re arriving yourself or guests are checking in. Offseason is when we tackle upgrades — those projects are managed by our in-house team, guided by both your expectations as an owner and feedback from rental guests.

Licensing and Tax Compliance

Short-term rental licensing, lodging tax filing and renewals tracked so nothing lapses. The rules are not the same in the Town of Vail, the Town of Avon and unincorporated Eagle County, and we treat each one on its own terms.

Three Things We Do Not Do

We Do Not Take a Cut of the Concierge

Ski delivery, groceries and airport transfers are arranged for guests at the supplier’s own rate. It makes your home easier to book and easier to review well. It is not a revenue line for us.

We Do Not Hide Fees in the Statement

Every expense is itemized and every charge is one you can ask about. If a repair cost what it cost, that is what you will see, and you will have heard about it from us first.

We Do Not Manage a Hundred Rentals

The portfolio stays small enough that we know every rental and every quirk in it. That is not a limitation we are apologizing for — it is the entire model.

What Owners Ask Us First

That depends on the bedrooms, the location, the standard of the finish and how many weeks you keep for yourself. Send us the address and we will come back with a realistic estimate based on what comparable rentals in the valley are actually booking — not a headline number designed to win the pitch.

Management fees depend on the home and on how much of the year you want it available. We quote once we have seen the home. A percentage quoted before anyone has walked through your house would not mean very much.

Of course. Owner stays are blocked in the calendar whenever you want them. We only ask for as much notice as you can give for Christmas, Presidents’ Week and spring break, because those are the dates guests book first and furthest ahead.

Yes, and the requirements are not identical across the valley. The Town of Vail, the Town of Avon and unincorporated Eagle County each have their own rules, caps and renewal cycles. We handle the application, the renewals and the lodging tax filings for your home.

There is a walkthrough after every stay. Damage is documented, charged to the guest where that is appropriate, and repaired by trades we use regularly. You will hear about it from us before you hear about it from anyone else.
